The Rhode Island Home Buying Process

1. Prepare Your Finances

It’s a good idea to have a down payment before you start house shopping. Your Ropal Realty agent can help you know the average cost for homes in your area. You’ll also want to get in touch with a mortgage lender for a preapproval letter. This makes it much easier to put in an offer, speeding up the process once you’ve found your dream home. 

2. Chat With Your Agent

Your Ropal Realty agent will sit down to chat about your precise needs. Your agent will ask about your budget, desired features, and location.

3. Shop Around

Once they understand your needs, your agent will send over listings for you to look over. Browse the listings and let your Ropal Realty agent know which homes interest you. 

 

Your agent does the heavy lifting from there, working with your schedule and the buyer’s agent to pencil in a tour of the home.

4. Send an Offer

Once you’ve found the perfect home for your family, your Ropal Realty agent will send an offer to the buyer. This can be a stressful experience because you’re bidding on the home, and the seller can choose whether they accept your bid or not. 

 

If the seller likes your offer, you’ll go into the contract phase. You’ll put up a small fee for earnest money, which “reserves” the home for you to do due diligence. 

5. Inspection and Appraisal

Now it’s time to inspect the home and make sure your financing is in order. Remember, just because you have a contract down doesn’t mean you’re buying the home. It means you have exclusive access to the home for a period of time. 

At this point, your Ropal Realty agent can recommend an inspector to look at the home. The inspector will ensure the home follows state code. They’ll also identify any potential safety issues.  

Once the home passes inspection, you’ll give your lender a call. They’ll perform an appraisal on the home to ensure your bid matches what the home is worth. 

6. Closing

Congratulations! You’re near the finish line with your Ropal Realty agent. Your agent will now help you with paperwork to close on the home. 

 

At this point, you’ll fill out paperwork with the title company. Once the ink dries, you get the key and the house is legally yours!
